A diverse topography supplies good winter protection for a year-round cow/calf operation. Additional vegetation consists of Juniper, Pinon and Ponderosa Pine. The ranch consists of approximately 1,500 deeded acres, 160 acres of State Lease and two U.S. Forest allotments which total approximately 6,400 acres. The Kudner allotment on the north end of the ranch is 2,560 acres and the Skineer allotment is 3,840 acres. These two allotments are permitted for a total of 129 Animal Units.
Salado Creek is at the north end of the ranch and Magado Creek runs through the southern portion of the ranch. Between these two creeks are Galt Peak at 7,349 feet and several high plateaus and small valleys. The high point of the ranch is 7,390 feet and the low point of approximately 6,650 along a Magado Creek tributary. Sierra Blanca views are available throughout the ranch and the colors of New Mexico are evident from the mountains and meadows to the sunrise and sunset.
Indian Divide Ranch has good fencing throughout and pens placed strategically on the ranch to optimize gathering and water resources. The owner has made a considerable effort the last few years to develop water assets on the ranch. Wells have been drilled on the deeded acres and this has significantly improved the ability of the ranch to provide water to the livestock.
Water is well distributed on the ranch so that cattle and wildlife have easy access and is provided by large storage tanks, pipelines and drinking tubs. Six wells include four equipped with solar powered submersible electric motors and pumps and two of the wells are equipped with utility electric powered submersible electric motors and pumps. Well depths range from 55 feet to 150 feet and are estimated to produce in a range from 5 GPM to 35 GPM. Additionally there are earthen dams (known as dirt tanks in Texas), wet weather creeks and spring fed creeks that also supply water for livestock and wild game.
Wildlife is plentiful on the Indian Divide Ranch which has 13 Elk permits. Mule Deer, Elk and Turkey inhabit the ranch. Bear, Lion and Coyote are also seen throughout the area. There are many professional hunting outfitters leasing several properties in the area.
According to the Western Regional Climate Center, Capitan, NM at an elevation of approximately 6,400 feet has an annual precipitation of 16.34 which includes 27.3 of snowfall. Precipitation and snowfall would vary on the ranch with the elevation. Average maximum and minimum temperatures are 49.4 F and 23.2F for January with 84.3 F and 53.4 F for July.
This is a working cattle ranch with good hunting assets that can be further developed. Additionally the deeded acreage of the ranch has development potential in the growing and desirous area of the Sacramento Mountains.
