Location:
The ICC Ranch is located 5 miles of west of Dilley, Texas on paved County Road 4670. In an hour and a half, you can pull through the ranch gate from your door step in San Antonio, Texas.

There are (3) homes on the ranch with the owners residence being a brick (3) bedroom (2) bath home appx. 1200 s.f., the ranch foremans home is (3) bedroom (2) bath manufactured home, and a guest house that is a (2) bedroom, (1) bathroom, (this residence needs to be updated).
Land:
This ranch consists of 1065 acres, new net wire/barb wire fence replaced around entire ranch in 2020, (2) sets of pipe/bridge rail cattle pens built in 2020, (6) large barns, three hundred acres of improved Tifton grass planted in 2020 with center pivot watering. There is approximately one hundred acres of buffalo grass planted in 2020, all fields are fenced and cross fenced for cattle rotation. Water:
The ICC Ranch has (2) Carrizo-Wilcox Aquifer 12-inch diameter water wells capable of producing 850 GPM each that were refurbished in 2020, driven by 3 phase electric motors that were refurbished in 2020. There are (5) Circle Pivots located throughout the ranch that is watering appx. 650 acres. One of the Circle Pivots was purchased new in 2021 and the other four are slightly older but are fully operational and in good condition. The irrigation pivots and pumps are owned by seller and will convey at closing. There are eight domestic water wells located throughout the ranch used for water troughs, ponds, and residences. There are (4) ponds for livestock or wildlife on the ranch that is either irrigation well fed or domestic well fed.
Minerals:
Surface Sale only; Ranch is currently not leased and there is no active production. There is an old oil well site that is being dismantled and plugged at the time of this listing. Seller owns all mineral interest.
