TOPOGRAPHY, RANGELAND & HABITAT

The House Ranch is located in the brush country of southern Atascosa and Northern McMullen Counties comprised of largely mixed brush species that are prime for wildlife health and nutrition. In viewing this property, you will note that it is some of richest and most diverse brush that you will find anywhere in the region. The diversity is incredible on this property with old-growth Bull mesquites and Sugar Hackberry down on the creek section. Giving rise to higher elevation and different soil strata you will begin to see Guayacon, Texas Ebony, Lime Prickly Ash, Guajillo, Persimmon, Granjeno and several more top-end browse species the local game requires for nutrition.

With roughly 70 feet of elevation change throughout the ranch, there are areas with great vistas and bottoms that you can get lost in. The original home site has been picked, but there are several other areas if one desires to add further living accommodations.

WILDLIFE

As stated above, the immediate area this ranch sits within has been known statewide as a trophy buck-producing area. This ranch has been lightly managed over the past 20+ years for whitetail deer using TPWDs MLD Program and a conservative approach to harvest. With that in mind, you will have a great mature deer herd and the opportunity to manage how you see fit to grow the quality and quantity of deer you seek.

Aside from the excellent deer population, there are Turkeys, Bobwhite Quail, Dove, Hogs and Javelina consistent with the area. The duck hunting on the 2 large lakes is excellent in the winter and the dove hunting is superb. It is important to note that the depth of the house lake is perfect for growing trophy bass and can be raised and lowered for duck water in the flat on the west end.

IMPROVEMENTS

The House Ranch has newly constructed and maintained roads, multiple Tower Blinds and spin cast feeders. The house compound is located on the north end of the property comprised of 2 homes and 1 hunters cabin. All 3 homes have new roofs and are in great order. There are 2 barns as well for storage.

WATER

There is no shortage of water on the House Ranch with 2 large irrigation wells, 2 large lakes and over 1 mile of San Miguel Creek. The main well at the house is used to move water to the house lake which is an old frac tank with tremendous depth that is connected to another lake with great depths for waterfowl hunting or bass spawning. In wet years San Miguel runs constant and in dry times it will still have pools.

AREA HISTORY

Atascosa and McMullen Counties are rich in history with famed cattle trails, routes to and from Old Mexico to San Antonio, Historic cattle ranches and founders. In 1870 Ralph Rafe Franklin settled on 40,000 acres in northern McMullen and southern Atascosa Counties to run sheep and goats and later to build a cattle operation. He built his ranch headquarters on San Miguel Creek. To this day, the Franklin family owns an adjoining ranch while this ranch and several surrounding were part of the historic Franklin Ranch.
