There are 3 separate barns. The main barn has 28 stalls, two wash racks, office/apt, and a full bath. There is a shed-row barn with 6 stalls and pipe runs, and a 4-stall shed row barn with an attached shop and 2 additional stalls opening to a lot. There is also a two-stall loafing shed with separate pipe runs, and a 36x36 covered pad used in the past as a kennel.

The arena building is 120 x 250 overall with additional covered extensions on the north and east sides. The riding pen is approximately 102 x 223 with an 8 return alley that can be removed to increase the width to around 110. It has good footing, LED lights, three overhead Big Ass Fans, a 27 center alley, roping box with chute, and several covered holding pens. These could also be removed to increase the arena length. There are also four attached outside holding pens on the west side and a loading ramp for livestock. The covered extensions include an enclosed tack room and ample space for tying horses, viewing, and storage space for equipment. Attached to the arena is a first-class 1500 square foot lounge with bar, kitchenette, bathrooms, and great window space overlooking the arena. Around the exterior of the building are 10 RV connections with water and electric for living quarters.

The property is fully fenced, there are 3 separate pastures, 2 ponds, a sandy loam soil, has city water and a private water well.
