This Oklahoma Panhandle property has excellent irrigation potential due to the current owner being in the process of developing the property which is located in a strong water area. The farm is situated in four tracts with Tracts 1, 2 being adjacent one to another and Tract 4 being mile north of the NE corner of Tract 1 to the SW corner of Tract 2.

TRACT 1Currently this farm has one irrigation well located on the west quarter of Tract #1 that is powered by two 454 Chevrolet engines. According to the owner the well is drilled to approximately 620 feet and originally produced approximately 1,200 GPM however due to the pump producing some sand at the 1,200 GPM level, additional gravel was added to the well to curb sand being pumped with the result that the well is now running one sprinkler at a time with sprinkler nozzle packages ranging from 750 GPM on the sprinkler on Tract #1 and 580 GPM on the two sprinklers located on Tract #2. Soils are Gruver clay loam and Dalhart sandy loam.
Located on this half section is a 1989 Zimmatic center pivot system. The owner is adding another center pivot to the east quarter in late summer. Additionally another well is planned to be drilled to the approximate depth of 600 feet. The new well and sprinkler will be joined to the existing pipe line which connects to Tract #2 to the south. The static water level is reported by the owner to be approximately140 feet from the surface.
TRACT 2This half-section lies north and south and is adjacent to Tract #1 on the south side of the west quarter of Tract #1. Tract #2 improvements include a good brick home, two center pivot sprinklers with the owner anticipating drilling two new wells on the tract in the future. The two center pivot sprinklers are one 2011 Reinke and one 2015 Zimmatic with both currently being nozzled at 580 GPM. 50# and 80# PSI 10 pipeline connects these two sprinklers together and is tied into the pipeline system on Tract #1 to the north.
The house on the property would make for a good farm managers home. The county roads to and around the property are all-weather surfaced roads and are maintained by the county. Another home not included in this offering is located on the corners between the two sprinkler circles on the west boundary of the farm and does not interfere with either circle. Soils are Gruver clay loam and Dalhart sandy loam.
TRACT 3Located 5 miles south and 2 miles east of Tract #2 to the northwest corner, there is a quarter section with three barns and a modular home. The owner will be placing a new sprinkler on this tract that will irrigate a full circle of approximately 121 acres and one new irrigation well and will miss all the improvements. One barn is a Quonset, one is a hay and livestock barn with the other being a metal equipment barn with a dirt floor. The modular home is in need of repair to be livable. Soils are Dalhart sandy loam.
TRACT 4The farm is situated one half mile north of the northeast corner of Tract #1. The soils on this farm are approximately 32% Gruver clay loam, 20% Ulysses clay loam while the remaining soils are Dalhart fine sandy loam.
The owner intends to drill 3 irrigation wells to approximately 580 to 620 feet depth with the expectation of pump yields ranging from 600 to 1,000 GPM for each well as per test holes already drilled with electric logs. In addition, three new quarter-mile center pivot irrigation systems will be installed along with high-pressure underground pipeline connecting all three wells and all three pivots.
Access is excellent with county maintained all-weather roads connecting to pavement running north and south one mile to the east of the farm. Elevation is approximately 2,890 to 2,900 feet above sea level.
