The Seller has been annually leasing access to the southern pasture, via an access gate off the county road located in the southwest corner of the ranch. The lease has been for both duck and dove. With row crops being grown on the places south and west of the ranch, the dove and duck shooting has been reported to be lively, in season. No evidence of hog activity on the place. Any whitetail deer would most likely be found in the timber along the creek drainage.
Land
The ranch is 95% open with excellent native grasses including little bluestem, side-oats grama and common bermuda. It was sprayed for weeds with Grazon in the spring and is in great grazing shape. The Seller reports that the place carries twenty-five pair in a typical year, requiring supplemental hay feeding only two months per year. The ranch is fenced and cross-fenced into three pastures, each with a water source for livestock and some tree cover for loafing on hot days in the summer. Hill County Road (HCR) 3214 borders the ranch along it’s western fence line. There are two access points off of HCR 3214, one in the southwest corner and the other in the northwest corner. The highest point on the ranch is at the northwest gate, at 634’, while the lowest point is in the slough at the southwest corner at 551’. The soils on the ranch consist of Ferris-Heiden complex, Houston black clay and Ferris clay, all well suited for pasture and wildlife. There has been some erosion damage due to heavy rain and runoff on the property. (See MapRight map and pics of small tank in East pasture and below large tank in South pasture) The Seller has enrolled the ranch in the Emergency Conservation Program(ECP), which helps farmers and ranchers to repair damage to their land caused by natural disasters and to help put in place methods for water conservation during severe drought. There is a high voltage transmission line that crosses the property on the extreme north end. (See MapRight map and pics from northwest corner of property)
