Terrain: The Red Arrow Game Ranch is a stocked high fenced property that has been under game management for nine years and ready for you to enjoy. The ranch is mostly private with an entrance from a gravel county road and once you are on the property it is quiet and peaceful. It has a well-balanced mixture of vegetation comprised of; Bull Mesquite, Live Oak, Hackberry, Bumelia, Elbow bush, a large variety of underbrush, and a few small plots of thick grassy areas where most of the brush has been removed. Water is also prominent over much of the ranch and with nine ponds, it is hard to travel a few hundred yards anywhere on the property without coming across a good body of water. There are several wet weather creek channels that traverse the property and help to keep water flowing to the ponds. Most of these ponds never go dry and are excellent for fishing. Unless it has just rained, the water is mostly clear and the ponds look awesome! As a bonus, these ponds cover up with waterfowl in the winter months. One of the larger ponds even has a large peninsula that is perfect for waterfowl sport hunting. The cultivated field near the southern border of the ranch is an excellent food plot and is frequently utilized by all the wildlife, especially in the super cold times of the year. All of these attributes of the Red Arrow Game Ranch make it excellent for managing quality wildlife. Deer stands and feeders are primarily set up for bow hunting and the current owner has only bow-hunted the ranch over the last nine years and selected only cull deer to hunt and help build a great deer herd. High genetic deer from south Texas have been released multiple times on the ranch and are growing into some of the huge whitetails they were bred from. The white-tailed herd has been steadily improved for nine years through balancing the buck-to-doe ratio, supplemental protein feeding, culling of inferior bucks, predator control, the elimination of feral hogs, and the infusion of quality South Texas genetics. In 2017-18 the owner was issued 10 buck and 12 doe tags under the MLDP level III program! The ranch is primarily flat to rolling with some prominent, rocky high points. Also, near the north line and not far from the current camp area, there is a nice elevated ridge that would be perfect for a big lodge building site while still utilizing the nearby current buildings for guest houses or possibly a hunting operation. There are blind and feeder setups throughout the ranch that are placed in specific areas that the owner chose after several years of investigating the travel patterns of the game. Last but not least, the ranch is great for grazing livestock and has been cross fenced into several pastures. The camp has a few acres fenced out separately so that cattle will not graze or hang around the cabin and storage areas.
Improvements: Clean, 1200 sq. ft. cabin with two bedrooms; two full baths; and a combination kitchen and den/living area. An additional covered area on the west end of the cabin is great for parking vehicles or relaxing in the shade. Additional 1200 sq. ft. insulated metal building primarily used for storage of ATVs, vehicles, and hunting gear, but also has two small bedrooms that are finished out and a full bathroom in the back of the building. This area is perfect for overflow lodging or for the kids to have their own sleeping area. The custom wood that has been installed throughout this structure gives you more of a feel of an apartment than a storage area! The property also has: electricity; paved and gravel access; rural water; completely perimeter 8 foot high game fencing; multiple 5 wire excellent cross-fencing for cattle rotational grazing; large set of cattle corrals with load out chute; multiple blind and feeder setups including some rifle and bow blinds as well as protein and conventional corn feeders; cultivated food plot; excellent interior road system including gravel road to camp area.
