It is also near the Tyler hospital, as well as area antique shops and cafes, and local conveniences. TOPOGRAPHY, RANGELAND & HABITAT
Stunning and diverse, with varying terrain and several different ecological areas offering a variety of scenery, serenity, and habitat, Hickory Wind Farm boasts an established road system to navigate the land and explore. It is lushly wooded with a combination of pine trees and hardwoods, and has beautiful coastal Bermuda fields that open up behind the luxury six-stall equestrian barn. The land is not encumbered with any major easements, transmission lines, or gas lines.
Topographical levels range from 410 to 580, offering about 170 of elevation change and rolling terrain. There is a high-fenced area on the southern end of the ranch with approximately 55 acres that would be ideal for exotics, livestock pets, or raising trophy deer.
WILDLIFE
There is a healthy population of white-tailed deer on this ranch, and the diverse vegetation and dense woods offer a good forage base and sanctuary area for the herd. The current owners have worked extensively with Cathy Kincaid, a noted Dallas designer, to update and furnish the home with exquisite furnishings, and designer linens and wallpapers, all of which are included in the sale of the property. An expansive wrap-around covered veranda with large outdoor sitting and dining areas provides a welcoming entrance to the home. The focal point in the entry hall is a beautiful hand-carved staircase, crafted from cedar trees harvested from the property. The well-appointed kitchen includes gourmet appliances and an island, and opens to the dining area. There are also two spacious guest rooms with custom wallpapers and drapes, and en-suite bathrooms.
AMENITIES
Other amenities included with the property are a hand crafted cedar equestrian barn with 6 stalls, an HVAC system, and attached apartment with kitchen. The barn opens to multiple riding rings, a hay barn and cattle pens. There is a covered shotgun range with 5-stand stations, a covered boat dock, a fishing dock, a full workshop stocked with tools and an air compressor, and two additional residences for the ranch managers. The lodge area and irrigated landscape is complemented with the infinity edge pool and waterfall, outdoor grill area, tree lighting, and a very elaborate fire pit. All equipment will also be conveyed with the sale of the property, including 2 John Deere tractors, a John Deere Gator, a GMC pickup truck and utility truck, a 2019 Polaris, and 2 golf carts.
WATER
The primary home overlooks the main 8-acre, tree-lined lake, which was designed with recreation in mind. A large, electrified covered boat dock with 3 slips, and a separate fishing pier complement the shoreline with a beautiful view across the water of the island and Rose Cottage on the opposite shore. The lake has a very peaceful setting, and is excellent for kayaking, swimming, and fishing.

Groundwater in this area is clean and prolific from the shallow Hickory aquifer, which supports this ranch, and also from the deep Carizzo-Wilcox zone.
MINERALS
There is no production on the ranch, nor are there any well sites. Owner will convey a portion of owned minerals with an acceptable contract.
