The Hanks Creek Tracts consist of two parcels. The northern most parcel is +/- 34.5 acres with highway frontage and utilities along U.S. Highway 82 East. The timber on the north parcel consist of pine and hardwood natural regeneration that is approximately 10 years of age. The southern most parcel consist of +/- 10 acres of matures natural pine and hardwood sawtimber. Hanks creek runs along part of the east side of the southern most property. Both parcels are in the 100-year flood plain according to FEMA Flood Insurance Rate Map. Per the NRCS Web Soil Survey the predominant soils are poorly drained to somewhat poorly drained silt loam soils that have an average expressed native site index for loblolly pine of 86 feet (Base Age 50).
At the intersection of U.S. Hwy 82 and U.S. Hwy 425 which is located 3.75 miles due east of Crossett, Arkansas, turn west onto U.S. Hwy 82. Travel west approximately .8 miles to Kingwood Forestry Services "Land for Sale" sign which is located at an old camp site on the south (left) side of highway on the northern most parcel. Access to the southern most parcel is by ATV and is historical access on woods road across a newly planted pine plantation on Weyerhaeuser Company land. The woods road to the southern most parcel is approximately .5 miles east of the access to the northern most parcel and is marked with a Kingwood Forestry Services "Land for Sale" sign and flagged with pink flagging to the northeast corner of the property. A Kingwood Forestry Services "Land for Sale" sign which is located on the northeast corner of the property.
