LOCATION: This highly fascinating site is located near the end of a long, private easement road that passes through 4 electric gates, in a highly desirable, remote area of Mason County. Mason (restaurants, airport, supplies, groceries, stores) has become a sought-after address, due to the outstanding citizenry of the community, along with a combination of scenic beauty and productivity that are rare in the Texas Hill Country. There are no easements through the ranch other than electric service line.
Mason is 20 minutes east, sizzling Fredericksburg (world class shops, restaurants, hospital, jet airstrip, box stores) is 50 miles SE, and Austin and San Antonio (international airports, universities, medical centers) are each about 100 miles drive from the ranch. Brady (WalMart) is about 30 miles north. For more information on Mason and Mason County, please go to their associated websi...

WATER: Spring-fed Gunstock Creek flows through the ranch for almost mile, and has never stopped flowing according to old area ranchers. This awesome, small creek gurgles over solid rock bottom, with beautiful waterfalls and rock flow paths carved into the fern-lined limestone. It flowed through the Great Drought of 2011, and continues to flow today (August 6, 2012), and offers the opportunity for a small impoundment.
A permanent spring also emanates from the site, trickling into a small pool beneath a monster, heritage liveoak tree. This water is not high volume, but extremely reliable and steady, and in a gorgeous setting of monster pecan trees, liveoaks, walnuts and sycamore that is simply breathtaking. In many locations, the huge trees are backed by sheer limestone/ironstone cliffs of up to 40 feet in height.
Groundwater is available in the area at varying depths, and there is no water well on the property due to the presence of the spring water. For more information on area groundwater, please contact the Hickory Underground Water Conservation District.
LAND: This is typical Mason Hill Country, rolling land with lots of scenic cliffs, and good overall cover of oak/cedar/shrubs, with the bottoms hand cleared to look like city parks. Overall elevation change on the property is about 200, and the lay of the land is perfect for seclusion in the primary usage areas along the creek. Other than the bottom clearing, the land remains in primitive state, with no roads other than Jeep trails. Distant views of the Blue Mountains are had from the southern ridgeline, and there are several ideal cabin sites offering either distant views, or water views/sounds.
This small dynamo is loaded with game, including whitetail deer, turkey, feral hogs and varmints, and has not been hunted in 5 years. Songbirds are abundant as well, and minnows and small fish are found in the creek pools, a testimony to the permanence of the flow.
Cliffs with wind caves are located in several areas of the ranch, and the rock and artifact hunting is simply world class. One can spend an entire weekend on this place and not see everything!
IMPROVEMENTS: There are no improvements other than perimeter fencing (poor to fair) and an awesome stone patio with firepit in center, located by one of the noisiest waterfalls. Central Texas Electric is on site, ready for meter.
FINANCIAL/TITLE: Listing price is $4,250/acre, cash to sellers, who will provide existing survey and basic title insurance. One of the Sellers is a licensed real estate broker in Texas. Sellers will convey 25% minerals and 100% executive rights. The property is accessed by a private, deeded easement that is insurable. An electric easement follows the south property line. The property is located in the Mason ISD, and current ag-exempt taxes are about $300/year.
SUMMARY: If you seek a combination of absolute privacy, strong live water, spectacular lush riparian bottoms and classic Mason County raw beauty, we invite your inspection of GCR. This has been the Culver familys wilderness campsite for several years, but the opportunity to purchase something larger nearby has come up, and they cannot afford to own both, thus the gut-wrenching decision to sell GCR was reached. Thanks for your consideration, and we look forward to introducing you to a very special place.
