DRIVING DIRECTIONS: From Dallas take Interstate 45 to Highway 175 to Kaufman, TX. In Kaufman exit Highway 34 and turn right (south). Take Highway 34 approximately 5.96 miles to Scurry, TX and turn left

(south) on FM 148. Go approximately 3.91 miles to County Road 4062 and turn left (east). Continue on CR 4062 .89 miles to the entry gate.

TERRAIN: There is over 100 feet of elevation change with scenic rolling views. One-third of the property is heavily wooded in mature hardwoods with the remaining land in bull mesquite pastures. Most of the mesquite pastures have good native grasses with some Coastal Bermuda.

SOIL TYPE: The northern third of the property is sandy loam to fine sandy loam. The southern two thirds of the property is clay to clay loam with some sandy loam mixed in. The sandy loam soil types consist of: Axtell fine sandy loam, Crockett fine sandy loam, Lufkin-Rader complex. The clay soil types consist of: Gowen clay loam, Ferris clay, Normangee clay loam, Ferris-Heiden clay, Altoga Silty clay, Wilson Silt

Loam and Houston Black clay.

WILDLIFE: Deer, dove, ducks and hogs are plentiful. Property has been lightly hunted by the cattle lessee over the past few years.

LAKE: A 20+/- Acre Soil Conservation Lake is located on the south end of the mature hardwood forest. There is a concrete spillway and well-designed to overflow on one end of the dam. The lake is surrounded by hardwoods, and is located in an 800+ acre catch basin. There is a possible 10+ acre lake site located on the north end of the property if more surface water is desired.

WATER: There are eleven smaller ponds located throughout the property for cattle and wildlife. West Cedar Creek Mud District provides rural water to this area with water lines on the South end of property.

FENCING & ROADS: Perimeter is in excellent condition with the east boundary being new within the last couple of years. Cross fences are in place but condition varies across the ranch. A road and trail system is in place with the entry road being gravel. Several scenic bridges provide access across creek areas on the north end of the property.

CATTLE: The property is currently leased out for grazing and well suited for rotating pastures throughout the ranch.

RIGHT-OF-WAYS: Oil pipeline easement runs parallel to the west fence line on the north side of the property with minimal impact. A single pole electric line runs to a previous home site that no longer exists. The right-of-ways are good for hunting and perfect for planting in wildlife food plots.

UTILITIES: Trinity Valley Electric Cooperative provides electricity to adjoining properties in the area.

MINERALS: None being conveyed with the sale.

SCHOOLS: Located in the Scurry Rosser Independent School District

TAXES: Property is agriculturally exempt. Annual property taxes were $2,202 in 2013.
