The land is mountainous, but has a very nice open valley that has been cleared of trees, with road access, and some ATV/hiking trails. There is a Well on the property that works well, and pumps about 300-400 gallons per day. It has a submersible pump, and is powered by a generator. There is also a outhouse, several storage sheds, and a RV on the property to stay in, that is livable for short visits. There are a variety of trees on the property including, Ponderosa Pine, Gambel Oak, Pinyon, Juniper, and Blue Spruce. The property offers very nice views of the Sangre De Cristo Mountains. This property is NOT part of a HOA, and has NO Covenants. Its also off the grid for those seeking off grid property.

Recreation

Grape Creek is located just 3/4s of a mile from the property, and will require you to hike in, with no road access to the creek. GMU 69 offers good deer hunting, and mule deer tags can be drawn about every other year. Turkey and Bear are numerous in the area. Turkey tags can be purchased over the counter in the Fall and Spring. You can generally draw a private land only Bear tag every year if you apply. There are Elk here, but this area is a trophy unit and requires 3-5 preference points in order to draw. The best Elk hunting is to the East of here, in the National Forest, and is located about 15 minutes down the road.

Location

Colorado Springs is just 1 hour and 30 minutes to the NE of this property. Denver is located 2 hours and 30 minutes to the NE as well. Theres a Walmart and other shopping opportunities in nearby Canon City, about 30 minutes down the road.
