Grammer Farm - cattle grazing tract

This 162 +/- acre farm is 2.5 miles north of Highway 287 on Grammer Rd., just a few miles from Chillicothe in Hardeman County, Texas. It's all in grass and is suitable to running cattle and/or growing wheat.

Per FSA, it has 127.12 acres that could be cultivated. Years ago this land was enrolled in the CRP program and was sewn in grass, but the farm is not in CRP anymore and can be grazed or farmed. Most farms around it are used for raising wheat and cattle. The land is mostly flat with a wash running through the northeast corner, and a much smaller wash in the southwest corner. A pond was built on the east side off of that wash. A water well ran by a windmill is on site too.
