Farm Hay Lease Agreement:
Gentlemen's agreement for hay field but we understand that it may be available for new owner to harvest in 2016. We're working on the details now so please request further information.
Farm Equipment:
There is no equipment list for this property. Some personal property items may stay with the property. We'll need to identify during negotiations.
Soils and Production:
We have a USDA soil report on file showing the majority of land in Concord Silt Loam, and the balance in Woodburn. AUMS's average is 10 for non-irrigated... very nice.
Fencing:
The property is perimeter fenced however the fencing around the hay field will need to be upgraded and/or fixed before it's livestock ready.
Utilities:
Electricity is provided by Pacific Power. They explain the following:
Single phase to the property now with voltage for up to 240.
No 3-phase at this time but we will get the ball rolling on a "site check and estimate" in case this is helpful to a potential buyer.
Domestic Water:
We have an Oregon Well Log on file (60471) showing that Jones Drilling Co did an alteration to the well in 2013. In talking with Jones Drilling, they said they re-perforated the well casing and put a new .5 hp submersible pump in, as well as new pipe and wiring. Well log shows 15gpm.
Surface Water:
Drainage ditch not on subject property
Septic:
Seller's representative believes that the septic tank and drain field were replaced in 2013 and that it's a standard system. The tank is located in the back yard of the home.
Ranch Roads and Driveways:
Nice paved circular driveway and driveway to outbuildings. Really nice gravel base for the parking area as well around and behind the Main Shop.
Trees:
Pears, apples, plums, lots of flowering trees and shrubs.
Summary:
What a great little farm property for someone to enjoy the lifestyle with plenty of storage structures for RV's, toys, or basketball courts all with easy to maintain construction. The area offers a step back in time feeling with other quaint and beautiful properties within view and a road lined with daffodils. The Riverside Community Center is at the SW end adjacent to the property and we understand town hall type meetings still go on there. Love this location! Great property...someone is going to get a good one!
