This tract has 853 acres (plus or minus) and is located in Butler and Crenshaw Counties less than 10 minutes from the Ft. Deposit exit on I65. The property has been well managed by a Registered Forester for timber production and has several different age classes of improved pine plantations along with some stands of mixed hardwood and pine, and pure hardwood stands. The site index for timber on this property is very good to excellent for timber growth, and the location is well within the procurement radius of many of the forest product companies in this area. The topography of this tract is gently rolling to flat with some smaller areas of steeper hills. Most of the adjacent land belongs to large timber companies.

This area of Alabamas Black Belt produces bucks with very large racks and the small number of hunters (family and friends) that hunt this property have used quality deer management practices for years. Wildlife management practices include food plots and prescribed burning in the pine stands. The hardwood areas are well stocked with large oak and other mast bearing trees. The different timber stands and age classes create lots of edge for a great diversity of wildlife habitat.
Access is by paved highway and county gravel roads and the interior road system is good. There is also a farm house on the property that is in good shape and is being used as a hunting camp. The farm house is connected to electricity and public water. Distance from Montgomery is 35 miles, Birmingham 116 miles, Auburn 86 miles, and Mobile 140 miles.
