Frankville 60

This tract has 60 acres (plus or minus) and is located along Hatchetigbee Rd. in northeastern Washington Co. near the community of Frankville. The topography is flat to gently rolling with a small stream on the west side of the property. The western most 40 acres has a good stand of merchantable hardwood and pine that is approximately 25 to 30 years old. The eastern most 20 acres has a very well stocked stand of planted loblolly pine that is approximately 10 years old. The site index for timber growth is good. This tract is in an upland area less than two miles west of the Tombigbee River. Hunting for deer, turkey, and hogs is excellent in this area. There are two established food plots on the property. There is electricity and public water available along the county road. This property would make a good timber investment or recreational tract.
