An active oil well with a pump jack is on the north side and a set of tank batteries in the SW corner. This tract has some really thick grass and would be great for cows or horses. A nice open building site for a home is in the NW section of the property, before it slopes down; here you can see across the whole pasture.
TRACT 2 (45 +/- acres):
The east 45 +/- acre pasture has frontage on FM 174 on its north side. It has a pond in the NW corner where a cattle trap is. Approximately 37 acres is tillable and has been used to grow wheat in the past. It has sat fallow for several years, though. No oil and gas production is on this side. The owner has kept a feeder up on the east side near an oak grove, and deer come to it. 3 acres of land is in a small block in the NE corner in an L from the rest of the acreage, and in my opinion, would be a good place to fence off a space to build a home. You could have quick access to FM 174 from here, and there are also some really nice post oaks across the fence on the neighbor.
