This large section with over 85% Pullman A soil is well suited for growing feed for the area feedyards and dairies, wheat for grain and grazing or would be an excellent cotton farm. FM 2397 provides one mile of frontage on the south boundary of the farm and there are county maintained roads along the west side and east side of the property. There are ten irrigation wells equipped with submersible electric motors, pumps and control panels and two 2400 +/- center pivot sprinklers. One is a 2011 Valley with 11.2 x 38 tires and 60 drops and the other a 1989 Zimmatic with mostly 14.9 x 24 tires and 60 drops. Both center pivots are nozzled at 900 GPM and complete with booster pumps. The two pivots overlap one another with the Zimmatic pivot point on the north boundary line and the other pivot circle squared up into the southeast and containing approximately 415 acres under the circle.
