The FM 1702 ranch is about a mile SW of the small community of Energy, Tx with frontage along FM 1702. The ranch is heavy rolling grassland with thick areas of Live Oak and Post Oak trees scattered throughout offering several elevated building sites. There is a seasonal water way that runs through the back portion of the ranch that provides thick cover of Oaks, Pecans and a variety of brush and other trees creating good wildife habitat. There is currently one small clear water pond providing water for stock and wildlife. The seasonal creek has two forks that come together creating a good potential lake site. With nice small lakes on the adjoining ranches it appears to be an area with good material available to build a lake that will hold well. This ranch is modestly improved with two water wells, a 1996 single wide mobile home, metal barn and an arena that appears to be in decent c...
This ranch is modestly improved with two water wells, a 1996 single wide mobile home, metal barn and an arena that appears to be in decent condition, but needs a little work. The arena is approximately 125x250 with return alley and was set up with a roping box and a small covered catch pen. A good caliche road leads from the highway back to the arena and barn. There are two bottom fields along the creek that appear to have been put in improved grass at one time with some coastal bermuda and blue stem still present. With a little renovation these could be put back into hay production. This is a good multipurpose ranch property providing good hunting for deer, turkey, hogs and dove and with a good turf of grass would make a great livestock ranch that could be developed into a wonder place to call home.
