The Fisher 640 is located to the Southwest of Roby Texas off FM 419 in Fisher County TX. This section of land is broken into roughly 415 acres of cultivation and the remaining ~225 acres are in Native pasture.

The native pastures consist of sand dropseed, rescue grass, bluestem, common Bermuda grass, Plains Bristlegrass and Buffalo Grass. The grass on the pastures is short at the time of this writing and needs a rain.
The Pastures have a variety of trees and beneficials to wildlife consisting of Mesquite, Soap berry, Hackberry, Loatbush, Tasajillo, Ephedra and a strong stand of Filaree!

The soil profile is varied between Woodward Loam, Paducah Loam, Wichita loam and some of the pastures have acme-cottonwood complex.
Water & Utilities:
The farm has a Rural water line (bitter creek water meter) that supplies water to the cattle and is ready for a Cabin or House. There is one 3-5acre tank on the ranch that has a great catch but is primed for a big rain to fill It back up again!
Hunting:
The ranch has not been commercially hunted or leased in several years and shows signs of Wildlife moving through and staying on the property. There were a few turkeys that flew off the ranch when I drove through the pasture and several signs of deer.
Minerals:
The seller owns some of the oil/gas minerals on the Farm (buyers and Buyers agents to confirm) and has some active oil & one gas well on the property.
With an acceptable offer the seller is offering to convey 100% of their owned minerals to the buyer.
The seller has also signed a lease agreement with Hill Country Wind Power,LP that was executed in November of 2019. At the time of this writing there are currently no wind Turbines on the Ranch but A copy of the lease is available upon request.
