Location: Approximately 17 miles southwest of Graham and a short drive northwest of Eliasville, Texas in a desirable location. Drive time is approximately 2 hours and 20 minutes from Dallas and 2 hours from Fort Worth.

Directions: From Graham, go south on Highway 67 for about 1 mile to FM 209. Turn right (west) on FM 209 and travel 9.5 miles to FM 3109 (Fish Creek Road). Turn left (south) and travel approximately 4.2 miles to Komo Road. Turn left on Komo Road and travel to the top of the hill, then follow Casey Lane to the property’s stone entrance on the right.

Access: Access to the property is from Komo Road to Casey Lane. Komo Road is a county road and Casey Lane is an easement road. Casey Lane feels like a county road with no gates until the property's entrance. A fenced and owned road then leads from the end of Casey Lane to the subject property. Roads are all-weather and provide good access to this secluded destination.

Water: Over a half of a mile of Brazos River shoreline forms the ranch's eastern boundary. Fish Creek traverses 1.2 miles through the interior of the property and empties into the Brazos River. This wet-weather creek contains nice pockets of water year around. One large earthen stock tank is located near the home, providing additional water for cattle and wildlife. A large and deep tributary east of the homesite could potentially be dammed to create a long, deep lake. This tributary boasts large boulders that would provide a magnificent shoreline.

Wildlife: Whitetail deer, turkey, hogs, dove, ducks, quail, and native wildlife species are abundant, offering excellent hunting opportunities. For the avid angler, fishing abounds along Fish Creek and the Brazos River for channel catfish, largemouth bass, white bass, gar and freshwater drum. Fencing: The perimeter fencing is in poor to excellent condition. The north and east fence lines are older but still hold cattle, while the north and west fence lines are newer. There is a set of steel cattle pens, cross fencing is minimal and the entrance road is fenced along both sides.

Internal Roads & Access: An all-weather road leads from Komo Road down Casey Lane to the entrance gate and ultimately the home. Recent road work has improved internal travel throughout the interior of the property. Primary features can be assessed with the potential to create new roads and sculpt the land as desired.

Surface Leases: There is no cattle lease and the current hunting lease has been canceled.

Water Well & Hauling: Currently not in use, a water well is drilled on the property at a depth of 145 feet and producing 1.5 GPM. Active water wells in the area have depths between 100 to 300 feet. Fresh water can also be delivered from M.I.P water service in Graham, Texas, with 1,000 gallons costing $150 delivered. The current owner filters water from Fish Creek for household use.
