Average annual rainfall for this area is 27.3.
LAND: The tract has a fairly clean shape with highway frontage, but not a lot of exposure to the road, and rises from a low point of 1,270 at exit point of Keener Branch, to a high of 1,465 at Rocky Knob, from North to South. Gently rolling ridges with several flat building sites are interspersed amongst rocky, oak/elm-lined draws, and there are several areas offering fascinating rock outcrops, and stunning vistas of the area landmark peaks and ranges.
Tree cover is fairly uniform, with good mix of liveoak, cedar elm, persimmon, bee brush and agarita. The area is also known for its large bodied and nicely horned whitetail deer, with a native deer in the 170 B&C range sited in the area in past year. IMPROVEMENTS: A highlight is the way-cool 1 BR, 1 BA cabin of about 900 sf, situated near the front of the ranch in an oak bottom. This fine structure is constructed of stone and hardiplank, with metal roof, and has awesome sleeping and sitting porches. It is well appointed to match the taste of anyone, and will sleep 6 comfortably indoors. Features include outdoor fireplace and shower, country kitchen, tasteful decorations and a nice carport.
There are several outbuildings, a set of pens, good system of interior roads and adequate perimeter fences. A nice stone entrance sets the tone, and the entrance road is lined with large boulders found on site.
FINANCIAL/TITLE: Listing price is $5,500/acre, and sellers will provide basic title policy and acceptable survey. Sellers appear to own few to no minerals, and will convey what they own.
