The previous owners attested that they did not experience any water intrusion in 20 years. The spring/summer of 2019 was an exceptional rainfall year. The current owners installed sand point wells and a sub-floor permeable pipe with sump pump in the basement to ensure in the event of another anomaly year they were prepared. The sand point well installed (when pump is turned on) diverts water away from the property during the event of any flooding and re-directs it towards the road ditch (can move the drain pipe). The sub-floor permeable pipe allows any water approaching the basement from below to be pumped out. The current owners have not used the sand point well since the 2019 summer and never had to use the permeable sump pump.
Updates include: new drywall in basement (2023), electrical panel with whole home surge protector (2021), completed composite deck (2019), sand point well installed (2019), sub floor permeable pipe and sump pump installed in basement (2019).
