E H Astin Farm

DESCRIPTION:

The E H Astin Farm is +/-2,156 acres located in Astin, TX which is just northwest of Bryan/College Station. This farm was established in 1877 by James Hugh Astin and has been in the same family now for the entire 140 years. The history on this farm and the Astin family is so rich that is has been a feature in the Brazos Valley Museum of Natural History.

This property has tremendous upside as an income producing farm with 5 potenial sources of income which include: water sales, oil/gas revenue, row crop and cattle production, sand/gravel sales, and real estate development.

IMPROVEMENTS:

The farm currently has two irrigation pivots with one being a 6 leg and the other being a 13 leg pivot. There is also a large equipment storage shed, Machine shop, hay storage barn, cattle barn, and several wooden sheds. There is one 24,000 bushel grain bin and six small storage grain bin...

WATER:

The water on this farm maybe its biggest asset. The farm fronts on the Brazos river on the west side and the Little Brazos River on the east side. There are 7 registered and permitted wells that each do anywhere from 800-1,500 GPM with water lines run all over the farm. Each well comes with 574 acre-feet of water per well per year for a total of 4,018 acre-feet per year in aggregate. There are also grandfathered rights to irrigate straight out of the Brazos River. The Brazos River allocation is 297 acre feet per year and those rights do transfer to the new owner.

ACCESS:

This farm has about a mile of frontage on both sides of FM 50 and also fronts on Mumford-Benchley Rd. There are also two Union Pacific rail lines on the property which are perfectly located on each end of the farm giving it great rail access.

FARM/CATTLE PRODUCTION:

The majority of this farm is in row crop production with typical crops being cotton, wheat, corn, milo, and soybeans. The farm is leased and revenue income can be provided upon further request. A small portion of the farm (approx. 192 acres) is used for grazing.

SAND/GRAVEL:

This farm lies between two rivers and has highway frontage along with two union pacific rail lines going through it making it perfect for sand/gravel production. Core samples were taken in 2016 with proven and probable reserve estimates available upon request.

MINERALS:

There are currently 5 well pads on the property and all of them are producing. The property is currently leased. The lease company is currently in the permitting process to start further drilling of horizontal wells and are believed to be focusing on the Eaglebine shale. The owners have been told that most of the new well pads will be offsite.

This farm is approx. 15 minutes from Bryan/College Station. You can travel out Hwy. 21 east of Bryan then take a right and go north on FM 50 for about 5 miles. The farm is on both sides of the road in Astin, TX.
