San Antonio, the nations 7th largest city, is about 40 miles S, and includes international airport, universities, major medical facilities, while State Capitol Austin lies about 70 miles east, with similar amenities to SA. This location is smack dab in the big middle of all things Texas Hill Country, and while secluded, is very accessible to all.
Adjoiners are 100+ acres, including several larger parcels, with the exception of a few parcels to the north located in the Alamo Springs subdivision. This is a wellheeled area of old family ranches mixed with highly improved showplaces, and is one of the last true frontiers this close to San Antonio.
Property Address: 1646C FM 1376, Sisterdale, TX 78006.
ECOREGION: DMR is located in the ecoregion of the Balcones Canyonlands. The Balcones Canyonlands ecoregion forms the southeastern boundary of the Edwards Plateau. The Edwards Plateau was uplifted during the Miocene epoch at the Balcones Fault Zone, separating central Texas from the coastal plain. The Balcones Canyonlands are highly dissected through the erosion and solution of springs, streams, and rivers working both above and below ground; percolation through the porous limestone contributes to the recharge of the Edwards Aquifer. High gradient streams originating from springs in steepsided canyons supply water for development on the Texas Blackland Prairies at the eastern base of the escarpment. The Balcones Canyonlands supports a number of endemic plants and has a higher representation of deciduous woodland than elsewhere on the Edwards Plateau, with escarpment black cherry, Texas mountainlaurel, madrone, Lacey oak, bigtooth maple, and Carolina basswood. Some relicts of eastern swamp communities, such as baldcypress, American sycamore, and black willow, occur along major streamcourses. It is likely that these trees have persisted as relics of moister, cooler climates following the Pleistocene glacial epoch. Toward the west, the vegetation changes gradually as the climate becomes more arid. Plateau live oak woodland is eventually restricted to north and east facing slopes and floodplains, and dry slopes are covered with open shrublands of juniper, sumac, sotol, acacia, honey mesquite, and ceniza. WATER: The site includes part of the headwaters of two major drainages, West Sister and Block Creeks, including seasonal springs and spectacular falls gushing into stunning swimming holes. These creeks are mostly rock and gravel bottom, and include small plots of clay bottomland along their winding courses, and are simply gorgeous in their flora and fauna.
There are 8 major canyons, including two named creeks, offering several of the finest sites for large lakes weve seen in this part of the world. Significant impoundments exist on adjoiners and nearby, and the primary site on this ranch could achieve a 12 15 acre lake, subject to confirmation by engineer.
There is 1 water well on the ranch, and area groundwater maps reveal numerous nearby wells in the 30 50 gpm range, at depths of 400 700. For further information on area groundwater, please contact the Cow Creek Groundwater Conservation District at [link removed].
LAND: There is not a more pristine site known in the area, and the classic Balcones Canyonland features dominate! This ranch has elevation changes totaling 530 feet, and is absolutely one of the crown jewels of the Sister Creek drainage. Dunners Mountain towers over the head of the valley like a sentinel, offering dramatic views down the Sister Creek drainage over Boerne and almost all the way to San Antonio.
The dramatic hills and ridges with distant vistas are simply beyond compare, and the deep valleys below are ripe with hardwoods and shrubs, concealing whitetail deer, axis deer, aoudad sheep and other exotics plus turkeys so thick you have to swat them away. The rugged country offers unique variety, and includes several large, flat bottomland fields in the SE portion, lined with heritage oaks, elms and many pecans. BrackettReal association soils rule the uplands, while the bottoms feature Krum and Doss silty clays.
A unique feature of this site is the feeling of seclusion one has on a great majority of it. Numerous spectacular view homesites overlook mostlyowned land and hills, and one can get truly lost in the deep, remote valleys in the western portion of the ranch.
IMPROVEMENTS: There are few improvements other than two hunting cabins, some working pens, sheds, 1 water well, 3 improved springs, 3 stock tanks and a barn. An interesting but functional road system allows surprisingly good access to many sections of the ranch, which is fenced into several pastures. Several stretches of the perimeter are high fenced, and two of the fields have been maintained to a degree in recent years.
SUMMARY: This is a rare opportunity to purchase a legacytype ranch directly from one of the Hill Countrys most legendary families that of Adolph Stieler, the Goat King of Texas. The power and magic one feels on site here is palpable, and the canvas is almost totally blank, awaiting fresh vision and funds. We are honored to present this ranch to all qualified comers, and welcome your inquiries and interest.
