Terrain: One large seasonal creek, Dutch creek, traverses a portion of this ranch and feeds a very large Duck Pond that varies in size from 2 acres to its current size being approximately 5 acres. Miller Creek Reservoir is conveniently located 4 miles to the west of this ranch. The native pastureland includes Mesquite, and Hackberry trees. Lotebush and Catclaw are also present and good for the wildlife. The majority of the farm is cultivated land and currently planted in wheat.

Hunting: Deer, quail, turkey, dove, varmints and a variety of water fowl can be hunted on this farm. Southern Baylor County is known for its large whitetail deer. One large 5 acre pond creates an excellent attraction for an abundance of ducks and other waterfowl species in the fall and winter months. Some of the cultivated areas on the ranch could be planted in native sunflowers to create prime dove hunting in the fall.

Cultivation: Two (2) large fields with approximately 218(+/-) acres of fenced cultivation are located on the eastern and west sides of the ranch and currently planted in winter wheat. The Baylor county Base and Yield information is available upon request. The CTAP and PLC yields are 31.

Surface Leases: Hunting and grazing rights are currently leased. The fields are properly farmed and the ranch is taken good care of. Both leases can be terminated if the owner enters into a sales contract and the tenants are given adequate notice.
