Acreage:Duck Creek Bluff consists of 100 acres. The property is currently being used as rangeland. There are some old cultivated acres that have not been farmed in years. However, there are places where small food plots could be installed or more acreage could be tilled with some pasture work. Duck Creek runs across the southern part of the ranch. The bluff overlooking Duck Creek is steep and provides a nice view to the south. The transition from the mesquite and hog plum thickets to the tree covered creek corridor is impressive.
Topography:The ranch has some roll across it highlighted by Duck Creek. There are approximately 30 feet of elevation change across the ranch from the creek bottom on the south up to the old cultivation in the north.
Utilities:Electricity is available on the property with lines running along the northern boundary of the property to the headquarters.
Water:There is a good water well on the ranch. It has a submersible pump that provides water to the headquarters.
Hunting:Wildlife inhabiting the area are whitetail deer, feral hogs, Rio Grande turkeys, as well as mourning dove with occasional white winged dove, bobwhite quail, coyotes, bobcats, and various other varmints.
Residence and Improvements:The headquarters includes a nice modular home with front and back porches and a separate garage with a concrete floor. The perimeter fencing is very good with the ranch being fenced within last three years. There is a strip along the southeast part of the ranch that is not fenced and a hot wire fence is set up there.
Minerals:Sellers believe they own some of the mineral interest. Conveyance of any mineral interest is negotiable.
Price:The property is priced at $3,500 per acre for a total price of $335,000.
