Topography: This ranch has about 130 acres of wheat, 50 acres of native grasses, and balance in Mesquite pasture, with lots of elevation changes. The ranch is rolling, with several large draws running throughout. There are both areas of very thick cover and scattered trees. This makes it open enough to hunt, yet thick enough to really hold the wildlife.
Water: Underground water here is good and supplies two windmills and one well equipped with a solar pump. There are also two stock tanks, both of which are holding water at the time of this writing. The windmills and the solar pump overflow into natural wildlife watering areas. Additionally, the deep draws will hold water for several months of the year.
Hunting: This area offers excellent hunting of Whitetail Deer, Rio Grande Turkey, Bobwhite Quail, Mourning and White-wing Dove and Feral Hogs. Owners report that each quail hunt averaged from 30-35 coveys per outing in 2015-2016 season and 40-45 in 2016-2017 season. The quail hunts included 1,100 acres owned directly across county road to the North(which is also available for purchase). Flocks of turkeys are seen with frequency numbering 50-75. The owner has taken great care to enhance the wildlife habitat throughout the years.
Minerals: The owner had a Mineral Opinion done on the property to verify his interests and owns a large portion of minerals across the ranch. These minerals can convey with and acceptable offer.
