TRACT- This tract is 80 acres, and can be purchased either individually or in tandem with any other tracts currently available.
LOCATION-
A prime location is typically one of the most attractive qualities in any highly desirable property, and the Double Mountain River Ranch is no exception. The drive from Lubbock to the front gate is one hour, almost to the minute. Post is just 15 minutes away to the North, and Snyder is less than a 30 minute drive to the South. Even better, the distance from HWY 84 to the beginning of the property is less than half a mile. County Road 386 leads from HWY 84 to the ranch and is exceptionally maintained. No matter what way youre approaching, access will be the least of your concerns. As mentioned, Lake Alan Henry is also less than 7 miles away. LAND-
The ranchs topography varies throughout the property. The Eastern end consists of more slopes and canyon-like features, while it becomes more flat and rolling as it goes further West. The soils on the ranch vary as well. Roughly 30% is Samford clay, 20% is Vernon clay loam, and around 10% is Clairemont silt loam. Soils present on the property covering less than 10% are Olton clay loam, Vernon clay loam, Lincoln-Yahola complex, and others.
WATER-
There are currently no active wells on the property, however, the Double Mountain River runs through a portion of the land, along with multiple large dirt tanks scattered across the property as well. Due to dry weather, some dirt tanks have dried up, but there are still multiple tanks with water still in them. These dirt tanks provide a great water source for both game as well as livestock that could be run on the property.
IMPROVEMENTS-
The ranchs perimeter is fenced with new five strand barbed wire. New gates have been installed in strategic areas as well, giving what could be an individual tract owner easy access onto their own land. The various roads going to and through the ranch are in excellent condition and have been very well maintained and taken care of. Some parts of the roads going across river crossings also have had cement padding installed, allowing occupants to easily cross the river at most points even after a rain.
HUNTING-
