The main gate fronts FM 182 approximately 4 miles south of the Crossroads (FM 182 & FM 219) across the street from the Jane and Paul Meyer Observatory. From the main gate, the driveway gently climbs 80' to the main house situated on a point overlooking the ranch (elevation 950'). The house was built in 2001 by local builder, Meinkowsky Brothers, and features approximately 2,000sf of living area with 3-beds, 2-baths, and a wonderful deck overlooking the ranch. The condition of the home is good--redecorate to suit your taste. South of the house you will find 2 additional hilltop mesas surrounded by an estimated 200 acres of heavily wooded wildlife sanctuary. To the east and north of the house, you drop into the Neils Creek watershed region where you will find several clean native pastures very suitable for cattle production. Wet weather tributaries run between the hogback hills and funnel into the Jack Branch creek which empties into Neils Creek a few miles to the northeast. This area is rich in Norwegian history and the Jack Branch creek meanders by the old Norway Mill which is in view from the main house deck. There are many seasonal stock tanks located across the ranch. A small barn, equipment shed, and working pens are located at the northeastern corner of the ranch all in good working condition. From there you pass "the gate tank" surrounded by large mature Pecans and again begin a slow climb up a long and recently improved road 800' - to 980' elevation. Much of the southern half of the ranch, know as the Omenson and Crotty tracts, is cleared elevated hilltop. I have yet to drive through there and not seen an abundance of wild turkeys. This is beautiful country with pretty green views and an old historic rock wall to lean on. Eventually you make your way past the "spring tank" and to the old bunkhouse located along County Road 4255. This is a larger and older home with approximately 2,400sf built in the 1940's (per CAD). The bunkhouse has been added on to suit the owners needs over the years but serves well for company, kids, ranch manager, or retreats. Water is supplied via a Trinity well located near the house. There are several small outbuildings and set of pens. To the north of the bunkhouse you will find another estimated 250 acres of dense coverage wildlife sanctuary. I am even told there is a large "grotto" cut into the lime rock which I will discover soon. And finally, situated on the other side of CR 4255 you will find 112 acres of pristine pasture improved with both Klein and WW Beddall grasses for hay production. Depending on the year, the owner has operated 40-50 animal units to supplement ranch costs.

The hunting on this ranch is fantastic. All fencing is low-fence and the ranch has been well managed for years. All feeders have been positioned to pull game toward the interior of the ranch. I have attached several game cam photos taken from the Double G Ranch. I can't say enough about the diversity of terrain. From the main gate all the way to south end of the ranch is as diverse a range of terrain as I have seen on any one ranch in this area. The location is very convenient with access to Clifton is less than 10-12 minutes. Central Dallas is under 2 hours. Central Austin is under 2 hours (pending traffic).

The main house is suitable for use immediately and a convenient size so that you are not paying for a huge home that is expensive to maintain. You have the option of adding on or building new on one of the adjacent hogback mountains. PLENTY of valley views from this ranch. I am not showing many view photographs because they are somewhat difficult to get to which is a good thing due to limited hilltop clearing in the western ranch wildlife sanctuary areas. Clifton is a thriving small community and a hub for western artists. Many speculate Clifton to become "the Fredricksburg of DFW" if it is not already.
