This is a property with a great mix of very diverse hunting. Surrounded by large privately owned parcels and with a flowing creek running almost through the center makes for great whitetail deer, duck and goose hunting as well as turkey, partridge and woodcock. The two times I have walked this property I have seen all of these species. It is a mix of very mature older pine and Hardwood as well as two Beaver dams on the creek flowing through it. The creek bottom area is at spots 100-125 yards wide and is thick with cover. As you will see in the pictures the rubs and old scrapes from last year's rut are everywhere on the property but very concentrated in that creek bottom. The deer trails are everywhere as well but most intersect somewhere in the creek bottom area. Some look like cattle trails very fresh with tracks. The deer numbers here are high and it is evident by the sign you will see...

The current owner has cleared an excellent trail system throughout the property and has two food/kill plots located on opposite ends of the parcel. They are both in great ambush locations and easily accessible with a four-wheeler or small tractor. The plots are tilled and ready to plant after a quick drag of the soil. There is a bridge located on the south center of the property allowing easy access to the entire south side. The creek bottom is a bit of a natural funnel allowing treestand placement to be easy and accessible with just about any wind. The waterfowl hunting is off the charts. I saw and jumped a minimum of 12-15 Wood ducks in the creek as well as another dozen or so Mallards. The Beaver dams really work well for this parcel and create excellent waterfowl habitat. The geese were stacked in both ponds created by the dams and were easily huntable. I jumped 2 woodcock in the brush in the creek bottom and several grouse while following a deer trail through the big pines. There is a very nice cleared out area at the north entrance that has been used as a camping area by the owner. This location is nice as it does not disturb any of the wildlife on the property at all. I am told electricity is available at the road and the first 600 ft is free if run by the electric co. This camping area has several nice building locations on it as well for a cabin. It is very unusual to find a 40-acre parcel with this kind of habitat holding this variety of game. It won’t last long call me today to set up a private tour. I would love to show this one to you.
