Hang on to your hats with this property! This is no doubt a boots on the ground property for you to realize how good it really is and how much better you could make it! I don't think there was a spot on the farm I didn't see rubs, scrapes, deer trails and deer. I must have kicked up 20 plus deer when walking the land. The thing that stood out the most to me was the excellent mix of habitat and thick cover with plenty of room to add food. I am not typically a fan of hybrid poplar but in this case, they got mature enough and the wind has done a good job of snapping off the tops creating an unreal thick understory and cover for the deer. It was literally hard to walk through. As evident by the sign, the deer are using this cover a ton. The other very surprising thing to me was the amount of pheasant. The dog flushed at least 1/2 dozen and I heard a bunch more cackling. We spotted a turkey and saw plenty of tracks. This property is a game rich environment and to top it all off it is located in one of the best counties in the nation. Add in the fact there are interior water sources, a hidden island, sanctuaries, and multiple spots to add food plots while being surrounded by ag land and you have the recipe for an unreal property. The area is well known for its quality deer management as well. The older home site and buildings still have a few usable buildings on it and it has power and a well. Give me a shout as this one is definitely worth the look.
