Derzapf Ranch
Location:
The 32.5 acre Derzapf ranch is located in Clay county, Texas about five miles south of
Henrietta, TX. The ranch is about 25 minutes from Wichita Falls, and about 1 1/2 hours from
Dallas/Ft. Worth, and 2 hours from Oklahoma City. The ranch lies on the east side of Fairview
Road, just north of its intersection with Flag Road.
Water:
There is one large earthen stock tank for the watering of livestock. This stock tank could also
be used for the recreational purpose of fishing. Turkeys roost not too far from the tank on
occasion and use it as a water source at times. White-tailed deer and hog tracks can be found
around the water when they are using the property for cover or feed. If looking to build a home
on the property a water well would need to be drilled.
Wildlife:
When on the property I have seen Rio Grande turkeys frequently, the ranch has some old

growth mesquite that provides ample loafing cover for deer and hogs as well. There is also
diversity in the tree and shrub growth on the property, which in most cases is very beneficial for
wildlife as both cover, food source and roost sites. There is plenty of available food sources for
wildlife on the surrounding properties, and on the subject property as well.
Improvements:
There is a permanent structure that you could park a travel trailer or an RV under for shade, and
electricity is available at the structure.
