Historical operation of this ranch has been to graze yearling livestock from mid-April through October. Grama and buffalo grass production has been superb this season. Primary hunting on the ranch consists of pronghorn antelope and mule deer. The ranch received 2 landowner authorizations for buck pronghorn antelope from Game and Fish in 2017. Mule Deer hunting is available on the south portion of the ranch. Owners have noted that elk have been seen on occasion on the south portion of the ranch.

Terrain on the ranch varies from open prairies on the north 4,300 +/- acres to moderate rolling terrain and steeper pion juniper hillsides on the southern portions of the ranch. The terrain on the south allows an owner to vary livestock production to either yearlings or a cow/calf operation with the added protection of draws and tree cover during winter storm season. Elevations on the ranch vary from 5,100 to 5,500 +/- ft.

The ranch is fenced into 9 pastures and 2 traps. Interior and exterior fencing is comprised of four and five strand barb wire. New swing gates are found on the north portion of the ranch. County roads and two track roads provide easy access to all pastures on the ranch. Fencing is functional and is considered to be in fair-good condition.

The primary water sources consist of 4 solar powered wells with submersible pumps, 2 windmills, and 3 springs.
