A hunting property of this caliber on the South Fork of the Watonwan River is hard to find. This is a diverse tract made up of river bottom and upland habitat. The river bottom comprises about +/- acres and is completely wooded. This area is full of wildlife sign, with deer tracts and trails. The woods consist of multiple walnut trees, silver maple, cottonwood, and other species. One of the best attributes of this property is having access to both sides of the river. This year, the river is low and easily crossed on foot. However, on a wet year, public road access from 730th Avenue to both the north and south sides of the river. This allows you to hunt every corner of the property conveniently. Outside of the woods is acres of CRP. This area is covered in native grasses, making it a great habitat for pheasants. The CRP brings in $5,218 per year and is enrolled through 2033. A paved road access extends along the entire eastern boundary of the property. On the north side of the bridge is a field approach.
