The barbed-wire boundary fences would cost a small fortune to replace and are buffered by an electric fence, keeping their quality and preservation in mind. A tremendous amount of effort was put into the installation of the electric fence just inside the barbed wire in order to keep the cows from creating leaning posts and loose wires which has proven to be a beneficial use of time and expense. The south boundary fence is six strands rated excellent. The west boundary fence is five and six-strand, the majority with wire stays and rated good to excellent. By design, the grasses on this tract are diverse and lend perfectly to rotational grazing. The cattle can be moved between cool-season and warm-season grasses to optimize performance. Grasses include Smooth Brome, Fescue, Big Bluestem, Indian, Switch, Eastern Gamagrass, and Little Bluestem. The plant community here is currently very healthy, most of it yet untouched during the 2022 grazing season.
The water on this offering is also a wonderful attribute, being a combination of multiple ponds, a creek, and rural water. Rural water not only supplies the catch-pen and improvements but has also been run to automatic waterers in multiple traps. Public water was run approximately 3/4 of a mile through the pasture to a six-hole Mirafount waterer that can supply up to four different traps.
