The ranch has not been over grazed allowing the native coastal prairie grasses to thrive. Native grasses include Little Bluestem, Indian Grass, Big Bluestem, Switchgrass and Bushy Bluestem. With the right moisture levels, the ranch can hold a stocking rate of one head per two acres. The average stocking rate for the area is one head per seven acres during normal rain falls.
Water: Over a quarter mile of Colorado River serves as the eastern boundary line of the property. There is a half-acre tank on the property providing a water source for livestock and wildlife, makes a great place for dove hunting! Tank is believed to be ten-foot-deep at its deepest end. There is one water well in place near the entrance of the property.
Wildlife: Wildlife on the property is abundant and includes whitetail deer, hogs, dove and ducks. This area of Texas is known for its great duck and goose hunting. Bald eagles have been seen roosting in the cottonwood trees on the river. There is great fishing for catfish on the river.
Remarks: The property is very modestly improved. There are many great building sites at the front of the property near the old house and barn. There are some great places to grow improved forage pasture like hay grazer.
