The Texan 200 Ranch in Washington County is one of my favorite pieces of land. As soon as you enter into the gate off of the seldom traveled road, the large oak trees scattered through the pastures leading up to building site are the first thing you will notice. As you pull up past the first pasture, the views will open up and you can see for miles. There is an 80 foot elevation drop from the front of the property down to the Coles Creek. You get the best of both worlds on this property - stunning views but also complete privacy. The property is laid out very well. It has large, older growth trees - a rarity in Washington County - but also pockets of thick woods down by the creeks and inlets, perfect for game and a healthy wildlife population.

The home is a weekend getaway that is a great place to stay while you think about where you want to build. It could easily be a guest house, ranch hand house, or even a full time residence with a few updates. It sits on one of the two best building sites overlooking the largest of 5 bodies of water on the property, an incredible 7 acre lake (full of fish!).
On the southern portion of the property, there is a hay meadow, woods, rolling hills, and Coles Creek running through the middle of it. It is rare to own both sides of a live creek on any property, but on this property there are also seasonal creeks that feed the main creek. The area down in the bottom near the creek is one of my favorite areas on any property - its covered in woods and feels very different than other areas of Washington County. There is a new bridge over the creek that makes this back portion much easier to access and enjoy. In addition, there used to be a grass airstrip on the property. If you fly a private plane, this is one property that you can easily get back and forth from if you want to restore the airstrip area.
