The existing planned development design features spacious lots ranging from 50 x 90 to 50 x 110. Each of the 417 lots will feature either a preserve or a waterfront view. Of the 417 lots, 121 are designated for transient, with the remaining 296 classified as non-transient. The flexible zoning allows for Class A or C motor coaches, fifth wheels and travel trailers.

The planned amenities include two lakes; a larger 30 acre lake and a more private 5 acre lake. During the planning of this community, watercraft was planned to be a significant mode of transportation. The schedule of uses allows for a private boat ramp and dockage for the exclusive use of park residents and guests. Other water amenities included an optional waterfront coach house with a dock lounging area.

The clubhouse is planned to be 12,000 SF and includes a work out facility, laundry, and recreation areas. Outdoor amenities planned include a pool, spa, tennis court and Bocce ball courts. In addition to the first class amenity package, the approved MCP allows for indoor and outdoor storage providing residents and guest with a more comfortable stay. The site is also planned for an on-site wastewater treatment plant.

Adjacent to the site is the 1,600 acre Hickeys Creek Mitigation Park. The mitigation park features one of the areas well know waterways, Hickeys Creek. It is a beautiful, untouched, meandering tributary that flows from the Caloosahatchee River. This unique preserve is open to the public and features five miles of nature hiking trails through pristine Florida. The park has many amenities including parking, restrooms, a canoe/kayak landing, a fishing pier, two picnic areas, two bridges crossing Hickeys Creek and two trail shelters.
