LOCATION: This interesting ranch is located on a quiet, paved county road only 3 miles from bustling Blanco. The area is composed of large working/recreational ranches with scattered smaller parcels. Adjoiners range in size from 90 to 1400 acres, and most neighbors and area ranches are upscale and well-kept. Blanco is home to feed, supplies, restaurants, groceries and basic services, and is an up and coming hub of arts, culture and Hill Country lifestyle.
The site is 35 miles from Loop 1604 & 281 in north San Antonio, also 35 miles to way-cool Fredericksburg and 45 miles from SW Austin. Canyon Lake is 15 miles SE. All modern conveniences and needs are less than one hour from the ranch, yet the feeling is decidedly rural and laid back.

WATER: The ranch is well-watered, having lakes of 3.5 acres and 1.2 acres (when full), with the larger being 20+ feet deep (built by the prestigious Jenschke outfit), and both stocked with bass and catfish. At this writing (9/23/08), both lakes remain viable fisheries in deep drought, about half of full pool size, and both are nicely overlooked from several higher elevations on the ranch. Another roadside pond still holds water, and could possibly be enlarged to fishery size.
An electric water well with submersible pump has been completed and is ready for service, and there is a seep spring located in the bottom of the main canyon that still holds water in current drought. Other seeps have trickle flow in wetter years. For more information on groundwater resources, contact the Blanco-Pedernales Groundwater Conservation District, 830.868.9196, or visit their website.
LAND: Spectacular topography featuring knockout views is the hallmark of this ranch, as a towering ridge system forms much of the south, east and west boundary, falling into a deep, primary canyon which is home to the aforementioned lakes. The north section offers a clean, fertile hayfield that is currently cultivated into round bales, which would also be suitable for a horse operation or other ag-type uses (think orchard, lavender, etc.).
Adobe clay hillsides roll into deeper soil bottoms of clay loam, and elevated homesites gaze 30 or more miles into the distance. Much of the land has been cleared of cedar, creating a more refined, tallgrass prairie look, though many
large oaks and other hardwoods provide ample eye candy for humans and shade/cover for livestock and wildlife. Yes, the overall effect is quite pleasant, yet dramatic in places, and choosing a single homesite will be challenging for the new owner.
Whitetail deer roam the premises, and there are turkey, dove and a few varmints to be hunted if one so chose. The livestock carrying capacity of the ranch is one unit per 25 acres, and hay can be grown on site for winter forage.
IMPROVEMENTS: This sweet place is completely fenced with 8 high, deer-proof fencing of the highest quality, and the hayfield is low fenced off. A low key, stately entrance opens onto a high quality, crushed limestone-base ranch road that runs all the way from front to back of the ranch.
A homesite has been developed at a lower elevation, with well and septic in place, overlooking hayfield and larger lake. A recreation deck has been constructed on a stunning hilltop, also overlooking Blanco and the northern part of the county and beyond.
FINANCIAL/TITLE: $6,500/acre, cash to Seller, who will provide basic title insurance and survey, mineral interest negotiable. An electric service line crosses the front of the property, and there appear to be no other impediments to title. The property is located in the Blanco Independent School District, and current ag-exempt taxes are estimated at $500.
SUMMARY: This is an exceptionally well-rounded Hill Country ranch offering with splendid location and classic attributes. The ability to combine hunting/fishing recreation with horses, orchards or gardens is indeed a rare opportunity. To top it off with the most jaw-dropping viewpoints in Texas is simply icing on the cake. . . or did I mean the lavender ice cream?
