Location
The ranch is located in an area that is complemented with mild winters and lower elevations and has easy access to commercial airports in Colorado Springs and Denver.

Access
Access to the ranch is via State Highway 9, with paved frontage.
Elevation, Topography, Vegetation
The elevation of the ranch itself runs from approximately 7,200 feet on the valley floor up to approximately 7,700 feet and then on up to a little over 7,900 feet on the BLM lease ground. Currant Creek, which is a seasonal creek, traverses the property from north to south.
Water
Water is provide by 2 wells; 1 for the house and 1 for livestock use. In addition, the ranch owns water rights in Binckley Ditch No. 408 and Seymor Ditch No. 404 which will convey to new owner. Water is stored in an approximately half acre pond and piped out to concrete irrigation ditches.
A seasonal creek also traverses the property and will provide water during wet times with water many times just a feet below surface.
Improvements
Chingon Ranch is modestly improved with a nice approximately 3800 sq ft 3 bedroom 1 bath brick home with attached garage. There are also several outbuildings and corrals.
Ag Uses
The ranch can produce excellent quality hay and with the available water delivered through concrete irrigation ditches and with the shallow water table owners could also potentially raise alfalfa. Need approximately 32 acre-inches/acre of water per year to grow alfalfa in Fremont County according to the Colorado Department of Agriculture. Irrigated field is approximately 20 acres.
In addition, the ranch has a BLM lease as well as private lease for grazing cattle or livestock and would maintain the ag property tax exemption. Ranch is fenced and cross fenced with some new 5 strand barbed wire fencing.
Chingon would make an excellent horse ranch or one might consider horse boarding and eventing business.
Hunting
The mule deer hunting is excellent on Chingon and the neighboring BLM lands. Access to the BLM lands is difficult and any hunting pressure on BLm pushes wildlife onto the ranch. In addition, the ranch is a natural feeding ground for elk and deer and if an owner were to plant some alfalfa the numbers of elk and deer pulled onto the ranch would be tremendous as there are already large numbers seen on the ranch.
Chingon qualifies for Land Owner Preference Points which allows the ranch to participate in the landowner tag drawing for unit 581 for deer. Landowner tag draw success for mule deer are as follows.

Chingon is within easy driving to some of the best Gold Medal trout fisheries in Colorado. Enjoy fly fishing for trout on gold medal waters of the Arkansas and South Platte rivers or do some lake fishing for trout, kokanee, or northern pike on Eleven Mile and Spinney Reservoirs.
