Chesapeake Hunting Preserve is in a prime location. It is less than 10 miles from downtown Norfolk and less than 7 miles from downtown Chesapeake. The neighboring property, the Great Dismal Swamp National Wildlife Refuge, is one with a long history. The Great Dismal Swamp NWR is the last piece of intact habitat that previously covered over a million acres in Virginia and North Carolina. In the past, George Washington tried to convert much of the land for agricultural use by creating ditches and the Underground Railroad had a stop in the swamp, keeping those who were seeking freedom safe. However, it is more than just a history lesson; it is an amazing and vast habitat that has abundant wildlife. Mink, fox, white-tailed deer, American black bear, and bobcat roam in this area. Chesapeake Hunting Preserve also boasts the same wildlife game as its neighbor, proving to be a premier recreational hunting tract with many established hunting stands scattered throughout the property.

Natural hardwood covers almost the entire property and merchantable timber provides the opportunity for current income. An acreage amount of 543.88 is restricted by a conservation easement and a mitigation bank. However, the remaining acreage does not have any restrictions.
