The property has been used for several years as a grass-fed cattle operation, and this is apparent in the setup of the pastures. Elevation on the ranch ranges from approximately 460 +/- feet above sea level at the highest point along the southeastern end of the property to the lowest point approximately 390 +/- feet above sea level along the banks of a wet weather creek. Soil types on the property include Kaufman clay, Burleson clay, Wilson clay, Houston black clay, Ferris and Heiden clay, and Ferris clay.

The ranch features both perimeter fencing and cross fencing that is very capable of holding and managing livestock.

Recreational and hunting possibilities abound on this ranch. There is an excellent variety of open pasture and heavily wooded area providing a diverse habitat for wildlife.
