Deer camp nostalgia at its finest! This 85 acres set 8 miles west of Necedah, south of Hwy 21, provides enough space to bring the family back to deer camp at an affordable price point. Departing on direct access from 22nd St., a trail navigable by truck/SUV leads into the heart of the tract terminating at a setting long used as the seller's traditional off-grid hunting camp. The 8'x25' trailer offers wood and propane heat, propane lights, oven/range, 3 bunk beds, and electric lights/plugins that can be run via generator. All contents and a second trailer of little/no use are intended to be left by the seller.
A unique feature near the camp is a ditch filled with water nearly year-round. Decades ago, the ditch was dug in attempt to drain the property (unsuccessfully for farmland). It has resulted in an unexpected travel corridor for the local wildlife.
The surrounding landscape is a blend of gentle hardwood ridges and marshy wetlands. The timber is primarily black oak and red maple along with scattered white pine, white oak, and birch. Several pinch points for whitetail activity are easily discernible from an aerial view where large sections of timber neck down to narrow routes connecting from one to the next. Having owned the property for nearly 36 years, the sellers have placed permanent, elevated blinds (3) overlooking a number of these features.
Due to a lack of maintenance, the trail system throughout the property is no longer easily discernible. The layout of this tract would permit a new owner to easily establish a better network for setting stands or hauling deer.
While much of the property appears to be upland timber, it is likely that Juneau County would require a wetland delineation in order to determine buildability. Electric and fiberoptic are available along 22nd St. should a new buyer prefer to bring their own camper for the season!
