The perimeter fencing is five-strand barbed wire on metal and cedar posts, and is in good condition.

Topography: The ranch is extremely diverse. Topography ranges from level to rolling on the south end, with about half a mile of river bottom on the southwest side. As you head north, the topography transitions to large mesquite flats and huge cedar breaks with elevations ranging from 1,600 feet to 1,821 feet.
Water: The ranch is watered very well, with 15 stock tanks. Near the main headquarters are two tanks a stocked with fish. There are also seasonal springs running through some of the draws with pools that will hold water for a majority of the year. There are two water wells, one on the south end of the ranch near the main house and one at the cabins. As of the time of this writing, the main house well is not functional and the owners are bringing in water from town for the house.
Hunting: The area is well known for all around hunting. Wildlife in the area include whitetail deer, Rio Grande turkey, bobwhite quail (some blue quail), mourning and white wing dove, feral hogs, and several species of predators. The bonus here is that free range exotics are being seen with frequency in the area. Elk, red deer, and aoudad are the main exotic species being seen.
Minerals: Sellers own a small fraction of the minerals, which are negotiable with the sale. There is currently one oil well on the ranch, but it hasnt pumped in several months (as of the time of this writing).
