Cat Creek flows from the North to the South through the middle of the property and onward to the neighboring property, with enough elevation to provide for the development of a number of small dams along its way. It flows year round being fed by natural springs, some of which are located on the property. Flow of the water is dependable; as it has flowed incessantly dating from 1906 to the present day, even during all droughts, as witnessed by family members who lived on and worked the property.

The Cat Creek 160 is loaded with an abundance of wildlife including white-tailed deer, turkey, quail, and the occasional wild hog. There are multiple clearings that would be ideal for food plots as well as established trails that web over the 160 aces. The wooded areas of the property consist of Black Locust, Black Walnut, Bois-D'arc, Cottonwood, Elm, Hackberry, Honey Locust and Post Oak trees. Only a few young Cedar trees remain due to aggressive removal efforts. With native Muscadine Grapevines throughout, some of which have trunks that measure up to six inches in diameter providing great "root stock" for anyone interested in developing a vineyard. There are a few thickets of Wild Plum and Black Currant bushes also.
