Utilities: Electricity and rural water are in place on the East end of the ranch.
Topography: This ranch is rolling, with several drainages throughout. These drainages make for good travel corridors for wildlife.
Water: This ranch has two earthen stock tanks, one of which is very good size and was cleaned out a few years ago. This tank has several sloughs that create fantastic waterfowl habitat. There is also rural water on the East end.
Hunting: This area offers excellent hunting of Whitetail Deer, Rio Grande Turkey, Bobwhite Quail, Mourning and White-wing Dove and Feral Hogs. The surface water really helps bring in and hold waterfowl as well.
Minerals: Sellers may consider conveying a small portion of the minerals under this ranch. It is currently under lease, with one producing oil well in the Southwest corner of the ranch.
