While used for cattle grazing in the past, it has not been actively used for this lately. The wheat farming has been leased out on a year to year basis. The irrigated fields have been used for Alfalfa production.

Much of the property is enrolled in CRP for the next few years. The property is prime for hunting, farming, grazing, or development.

There are no HOAs or restrictions on the outright owned property. There are possible restrictions on the 55 acres with 25% ownership and 160 acres with 50% ownership.

An existing old and dilapidated structure is present on the property. It dates back to San Juan County's early years. The 7500 Bushel Wheat Bin can be seen from the main roads. Hwy #191 divides some of the parcels. Several County Roads divide others. There are fenced and cross fenced sections throughout the property. There is an Underground-well on the property.

Located at the base of the Abajo Mountains and a short distance from the La Sal Mountains makes for some great hunting. Deer, Elk, Bear, and small game are abundant here. Property size allows for Landowner Tags to be applied for. October 1st is the deadline for L.O. Tag application to be submitted. Unit 14 A San Juan, Abajo Mtns is the Deer Unit for the area. The application period for Utah starts the end of January & runs through the first part of March. Spike Bull Elk tags are available over the counter with any Bull Elk part of the draw system. This property is currently operating as part of the CWMU Hunting Program. BLM property is adjacent in certain areas and La Sal National Forest is around the corner. There are plenty of fishing opportunities as well. Monticello & Foy Lakes in the Abajo Mountains offer Trout Fishing along with Blanding Reservoir. San Juan River is great for Carp & Channel Catfish. Lake Powell is excellent for Striped Bass. As one of the last great rural bastions in the U.S.A. wildlife thrives here. It is not uncommon to see many large birds such as eagles, hawks, Turkey Vultures, and even an occasional California Condor.

River running & rafting on the San Juan is unlike any other experience. More about the Ancient ruins & rock art that is found throughout the San Juan River Gorge than the rapids. Rock climbing in Canyon Country has been showcased in the movies. One of the favorite locations in Upper Indian Creek area near the famed Newspaper Rock petroglyphs. Hiking in the area is breathtaking as ancient ruins and culture can be found everywhere. An area that once housed an estimated 150,000 people 800 years ago, now hosts a modest 14,000. The Hideout Golf Course is rated in the top 20 Municipal Golf Courses in the United States. Canyonlands National Park is the largest in Utah covering 525+ square miles. The Colorado & Green Rivers divide the park into 3 districts. These are known as Needles, Island in the Sky, and the Maze. Horseshoe Canyon is part of the park but is geographically separate. Monument Valleys sandstone buttes & mesas are among the most iconic images of the southwest. The backdrop for many movies & shows. The Navajo referred to the area as Tse Bii Ndzisgaii or valley of the rocks. This is just part of the many outings & expeditions that can be had in this area.

Monticello is the county seat of San Juan County and is 3 miles away. Moab, Blanding, Cortez are all just a short drive away. Arches National Park is 60 miles away, while Needles District of Canyonlands National Park is 40 miles. The elevation for Monticello is 7,070. It was founded in 1887. Established by pioneers, uranium mining, farming, & ranching have been an integral part of the history of this town. Being a modest little town there are grocery, hardware, and convenience stores. Moab and Cortez are short drives away for shopping & skiing.
