Just reduced. This won't last. A nice place for grapes with a field and plenty of water. It is protected by the divide just North ahd West of the field to insure a long growing season. The ridge North and West of it is the divide between the San Saba and the Llano River. Those first cold mornings of the winter will be delayed due to the cold still air drifting away from these fields. A local highly successful professional gardener considers the rich sandy loam soils in this area and the location to be one of the best places to plant garden and speciality crops. He moved to Pontotoc from east Texas to garden here. There are also some nice liveoaks just off the road on the hills on the North and West side of the county road that would make an excellent home site with a view of the fields and the hills at the edge of the Llano Uplift.
The place has no improvements.
