Approximately 45 acres of the ranch are in native pasture, and 70 acres in a wheat field. The pasture surrounds the field, providing multiple locations to set up hunting blinds. It consists of basically three different kinds of pasture:
1. Dense wooded motts and tall hardwood trees
2. Mesquite thickets and prairie grasses
3. River bottom, with breaks and cedars
The field is currently rented to a local farmer for growing wheat, which benefits the wildlife too and provides staging areas for hunting. The soils are sandy and could grow a variety of crops. The whole perimeter is fenced too, in fair to good condition.
HUNTING:
The Brazos River valley in Knox County is considered to have a solid whitetail population, with some nice trophies harvested year after year. This ranch is located in the far southwest part of the county, where there is a good balance of farm crops, native pasture, creeks and other surface water, in addition to the river. While I have not seen what the bucks looked like taken directly off of this place, I have seen bucks taken just one mile across the river on the neighbor and upstream on other properties, and they all seem to have good mass and tall tines. I think it can be expected to harvest bucks in the 140 class, with the potential for a monster in the 170s.
Other wildlife here are turkey, feral hog, javelina, coyote, and bobcat. The water tank on the ranch is great for dove hunting in the fall as well.
IMPROVEMENTS:
The ranch has a three bedroom, one bathroom brick house on a pier and beam foundation, with a separate living room and dining room. It has a metal roof, storm windows, plank wood flooring, CH/A system, and W/D connections. The house is wired for Dish Network, has public electricity and a water well too. Next to the house is a two car carport that could easily be converted to a garage for locking up equipment or ATVs. In the back are some horse pens with a water tap ran from the water well.
